Hi Cainey, our solicitor was Bulgarian, we were charged £420 for council tax. It looks like we were well and truly ripped off. Buying through MRI it seems we have paid far more for everything, apartment, furniture, now council tax. Only postive thing is we are delighted with the complex and hope property will increase in value as time goes on. No word back from solicitor to date and I have e.mailed him twice. I shall look forward to hearing from you about any new developments regarding council tax.

If like me you purchased for private use only, with the price of Flights, Maintanance, & Council Tax, it makes it a very expensive holiday

Had I known about the expensive (if your only there a couple of weeks a year) & no doubt ever increasing Council Tax I probably would not have bothered buying

I trust that the council will bother to install a pavement using the thousands of pounds they are taking from you lot.

i have been charged 320 euros council tax by fortnoks for my studio.

i believe i have been over charged.

i have asked my solicitor to look it to this.

fortnoks admin, i will be seeking legal action if you have overcharged me.

please contact me and tell me if i have been overcharged. My solicitor seems to think that i have.

Hi Cainy,

Hope you enjoyed your recent visit to NFC. Ive e.mailed my Solicitor twice about my council tax of £420 but have had no reply, so I dont think Im going to get any at this stage. Im a bit peeved about this to say the least as I thought we recieved a good service from them in the purchase of our apartment. Anyway Im noting all the comments on the forum which has me more clued in for future transactions. I will still try and pursue my line of enquiry regarding the £420 council tax and keep you posted of any further developments.

I have just received a letter from BG Property Ltd

My Final Payment of 20% is Due on the 1st Of December 2008

As well as the final payment they have also billed me 257.32 Euros for "MUNICIPAL TAXES 2008"

Bearing in mind I have not yet collected the key, I will only be transferring the final payment

It Sates, & I Quote " Herewith we kindly invite you for signing of the title of deeds, Please note it should be organized within 15th December 2008. to obtain the title of deeds you have to come to Bulgaria personally"

We are also in the same position of 15th December, however it does go on to state 'In case you are not able to organise personally you should authorise legal representative on your behalf'

We are down for 338.52 Euros for Municipal tax for a 2 bed apt.

I would like to know who has used legal representation and how much it cost. Depending on that cost it may be worth a short trip over!!

I would like feedback on how you have gone about it please

i went over and did the signing myself. my council tax was 320 euros.

you have to sign about 10 copies of the same document, this is done in nessebar.

you cannot get a copy for yourself until over a week after the signing, but i came home to the uk and asked for a copy to be posted....i recieved a copy through the mail about 2 weeks later.

Dear owners in Nessebar Fort Club,
Due to the recent comments we would like to remind you that municipal taxes for 2008 are required from you.
Most of the apartments are under the Fort Noks name which, being a company as per Bulgarian legislation, is charged higher in comparison if the apartments were on clients' names.
So, if you transfer ownership by signing title of deeds you will be obliged to pay approximately 3.5 times less municipal taxes than now for 2008.
In any case - the local authorities demand taxes on us, and we expect our clients to cover their obligations respectively.

hi
nobody mines paying the council tax but 3.5 times more is that reasonable,a lot of folks feel we are being ripped off at most things ie council tax-tennis courts-broadband connection-pool table[which i know might have nothing to do with FN]to name a few.

when people feel that they have been ripped off by a company, they usually wont buy anything from that company ever again (or recommened the company to anyone else).
they might even goes as far as advising other people NOT to buy anything from that company.

Fortnoks might be making a few hundred pound from things such as council tax, tennis courts etc...but I do feel that they might also be losing thousands of pounds from recurring customers.

Many companies get greedy, and for many this can be their undoing.

I bought my second apartment from a different company....I would have bought it from fortnoks but i wasn't 100% happy with the service so i thought i'd give someone else a chance.

I had been told that the council tax would be about £50 per year...and then i got charged £320. That is really the only problem I have had with Fortnoks....but that was enough for me to take my business elsewhere. The few hundres pounds they made on the council tax lost them a sale in my case....I'm sure I am not the only one.

They are going to have to sell a lot of Tennis to make up such losses.

Come on Fortnoks...A happy customer is much more likely to be a recurring customer

spot on spud head you are 100% right in what you say.i know quite a few people who would not recommened FN to people, being greedy
or biting off the hand that feeds you is as you say can be their undoing.
i myself are looking for a second place in Bulgaria but i would not buy off fort noks again.
On the postive side for them i have no complaints at all about getting any snagging problems fixed they were spot on pity the same didn't apply to the other problems we have highlighted

THE FEE FOR THIS IS 2,5 EURO PER MONTH, I.E. 30 EURO PER YEAR

Hi Admin,firstly regarding the municipal tax,i have every intention of paying this to the people to which it is owed,could you enlighten me as to what it is for, if not for roads,pavements and lighting,as regards the apt.insurance i have a copy taken from your web site in October 05 in which you clearly state that from the time of readiness of the apt (Nov 07)that you would be insuring same for one year, as i said before its not the amount of money involved but the principle of the matter that bothers me,i certainly don't think that cover of 14,600 euro for the apt. is sufficient so i will seek it elsewhere,you have now explained the service charges which is nice to know,you state that the maintenance charge is for maintaining the apt.could you explain exactly what that means and you say that there was no point in having the facilities i mentioned opened unless the complex was 40% full,well i can it was last August and i didn't see any hairdresser,beauty saloon leisure centre or internet cafes opened,i would hardly expect these facilities when the complex would be empty as i persume that would be winter time,thanks for addressing these matters and looking forward to your reply,regards Lyn

To an Apartment that I do not yet own & do not even hold a key

Have a guess if I will be recommending Fort Noks to all of my friends & family, & if I am one happy customer or some one that feels that they have been ripped off & taken advantage of?
