I notice it states in the "news" section that prices for NFC are at 1150 euro per sq/m.
However, when looking in the "Areas and availabilites" section this is clearly not the case.

please can someone explain?

Yes, I have also noticed price difference. The note states 1150 euro /sq m but the section under area and availabilties does not reflect.

The price 1150 Euro/sq.m. is calculated over the living area of the apartments. The area shown in the pricelist on the website is the total area of the property which includes the shared parts of the building. In case you calculate the price over the total area, it will be much less than 1150 euro per sq.m.

So the living area is detailed on the Floor plan. Yes or No
if yes,the formulae to calculate total value is now - Living area X 1150 / sq.m.

Can you help explain the following listing?
Apartment A3 62 living area from floor plan is 56.09m2. The current price listing is shown 50481 Euro.
If the cost is now 1150 euro / sq.m then this should be listed 56.09 X 1150 =64503.5 Euro

Maybe this is a special case but would like to understand as I have bought an apartment in same complex.

The apartment you mention - N62, together with N226 and N227, are from the last of the lower price level apartments. They are calculated on 900 euro per sq.m.. All other apartments are on 1150 euro/sq.m. These last 3 apartments expect their lucky new owners .
