Final Payment / Title Deeds

We are about to make our final payment before we come across in July when we are arranging to sign our deeds for our apartment in D5. We arranged a Bulgarian lawyer to cast his eye over the preliminary contract and he was quite happy with it. We were not going to employ a lawyer to deal with the final contract and deeds etc. Has anyone signed deeds yet and was there any real problems.
Our main concern is when we come to sell. Are the title deeds freehold and can the apartment be sold without any restrictions and without going through Fortnoks. No real intention of selling in the near future but just don't want to find problems later on when it's too late.

Once you have the deeds you can do what you want with the apartment.

Hi

We are thinking of getting the Notary done this summer when we am over in our apt in NFC

For those of you who have already completed - can you let us know what price was on the Title Deeds - was it the price you paid for the apartment or a figure substantially below this?

Also can you confirm the additionall fees you had to pay, was this 1.5% of your purchase price ?

Any other fees you have to pay (Bullstat is one I believe)

Along with the final balance on our apartment we have to pay 60 euros insurance, 30 euros service fee, 795 euros Notary tax and 255 euros Council tax.

We had to pay the balance, insurance and service fee in advance befor we go and sign the deeds when we are over on 7th July.

I am going to wait till we're over and see if we can pay the Notary tax and Council tax direct for less.

Let you know if the value on the deeds is less than the purchase price when we get the translation.

Anyone know if you have a shared ownership on the ground the apartment blocks are built on and if not who does hold this ownership and what rights do we as apartment owners have over future uses of the land and surrounding land. For example could someone in the future decide to allow a road to be built through the middle of the complex or sell on areas of ground within the complex.

Hi Paddy going over in August to pay final payment have to pay the same council tax as you are paying, as you are going over before me can you find out if the council tax is cheaper or the same amount when the apartment is in your name. Where do we pay council tax and when will it be due. I was informed by fortnoks i must pay them 255E council tax as they have already been billed for this years council tax

Hi Bry

Just returned and got our deeds all sorted out while we were over.

The amount on the deeds was 35,000 euros although the actual price paid was 59,700 euros.

We didn't get a very straight answer out of Fortnoks. They insisted it was normal practice and was to avoid paying capital gains tax when the apartment was sold but I'm not convinced.

Had to pay 527euros maintenance to April 2009, Notary Fees of 644 eoros, 250 euros document preparation fee, and Council tax of 254 euros before the visit to the Notary office. I also had to pay the translator 40 euros cash.

The 35,000 value on the deeds concerns me more than anything if anyone can clarify this any further I'd appreciate it.

Your apartment looks fine though and the close and complex were brilliant.

The Fortnoks staff on the complex were also very helpfull and friendly.
