Maintenance of the complex and Reconstruction of the ship

As you know, all these years, we have been carrying out decorative, minor repairs on the exterior of the ship - the landmark of the Privilege complex. Each year we are greasing, tinting, repairing visible structural marks and weathered wooden elements of the deck and the structure itself.
In the course of the ongoing annual maintenance work on the floor and the submerged part of the "ship" construction, we found complete depreciation of the ship's deck floor. An urgent need for dismantling and replacing the structure has been established. We have contacted several companies that supply wooden structures inquiring price offers for this particular construction. The best price offer is for BGN 34,700 VAT excluded, only for supplying the materials needed, the installation is not included in this price.
We carried out the dismantling of the remains of the deck using our personnel and on our own expense, without the involvement of sub contractors. After dismantling the "deck" of the ship, a full inspection of the structure was carried out by an engineer, certified and specialized in this particular area.
After carrying out all the necessary inspections of the ship's structure, we received an unanimous expert opinion: a complete reconstruction of the whole structure is necessary, including a complete replacement not only of the cement-concrete coating, but also of the mesh itself, which reinforce and form the whole body structure of the ship. In short it can not be repaired - it has to be rebuilt.
As of today, we have not found a sub contractor willing to do the job. According to our experts, the construction of a new similar structure can cost around BGN 400 000 - 500 000. The problem is not only financial - although this amount represents an enormous part of the ANNUAL budget of the complex, the real problem is that no company is interested in such major, difficult and complex construction.
As of today, we will try to do our best to preserve the landmark of the Privilege complex!
For now, we assume that a complete dismantling of the ship structure is obligatory in short terms, together with improving the area underneath the ship for the needs of the complex.

We would like to inform you that we have started to carry out and finish up till 01.05.2024 the necessary repair works as per the „Fort Noks guarantee comfortable stay" program.
As part of this program we will check the following:
- Maintaining the integrity of granite tiles on the terraces, in the hallways and kitchen box;
- Replacement and registration of damaged water meters;
- Repair and maintenance of water turn-cocks in the apartment;
- Repair and maintenance of the water supply pipes in the apartment (pipes and connections);
- Checking and attaching sockets;
- Adjust windows, balcony doors, interior and exterior doors;
- Painting of the terrace railings (all items placed on the railings will be removed);
- Painting the stands of the air conditioners.
In addition to this program, on our expense, we will also check the following:
- Checking and replacing the drain hoses of the air conditions.
The "Fort Noks - guarantee - comfortable stay" program is valid for apartment owners, who pay their annual fees as per the maintenance and management contract without delays /not later than the 01st of June each calendar year. The repairs in the apartments will be carried out free of charge from 01st of October till 31st of May. During the summer season, from 01st of June till 30th of September, the aforementioned apartment repairs will be paid for.
We would like to inform you, that during the winter season we turn off the water in all the buildings.
