Dogs

I thought dogs were not allowed on the Holiday Fort Club site,yet I witnessed two different dogs being walked by their owners more than once. One woman had her dog in the Restaurant.

I have also had a complaint from a friend who recently stayed in my appartment apparently there was a lady letting her dog drink from the pool ans was later seen to be in the restaraunt .There is a clear sign on the entrance NO DOGS.

we have an apartment in d3 and a lady used to let her dog swim in the pool, sit with a cup of coffee and then swill her cup out in the pool, complaints were put in, next day she brought her own blow up pool for her dog and kept it outside her apartment.
I think it is one rule for one

New here as looking to possibly buy a resale in the complex but this topic caught my eye as we have the opposite problem in the complex where we live for the summer. We specifically bought there because it appeared to allow dogs (no signs, we rented a place there and had our dog with us, we viewed apartments there with our dog, went to the bar with our dog....nothing ever said, so went and bought there). After we had, the management approached us to say dogs were not allowed. And they then put up a sign. However, I asked my lawyer and a second lawyer what the position was. He confirmed that the dog restriction must be written into the internal rules for the complex, which are to be openly displayed on all the buildings. If this is not done any ban is illegal under Bulgarian law. There is nothing written in the rules for our complex except that it is forbidden to feed strays in the common areas. Since we bought we have seen a number of others with dogs there anyway. Of course our dogs go nowhere near the pools, and are either always chained up next to our apartment if we are sat outside with them or are inside our apartment. They are walked off the complex and all the complex staff now know them well, as do many of the regular visitors there.

still no word off admin as to weather dogs are allowed on site or not and its affecting my rentals for next year people wont re-book ?

Dear blusta,

The dogs are not allowed inside the complexes. There is no need of the forum's admin confirmation since there are "no dogs allowed" signs on the entrance of every single complex built and managed by our company.

Thank you for reply admin,glad you have cleared this matter up just hope people with dogs take note of this or next time someone reports this matter to yourselves something is done about it.

Well admin having just spent time on holl fort club seems nothing as changed I witnessed dogs being walked around the complex and passed your office and security guard totally unchallenged and not only one dog but counted seven different dogs.however I did notice that you have put a no dogs sign up now .well done on that just wish certain nationally would take notice.

A no dogs ban is actually illegal under the Bulgarian constitution. You can attempt to stop people having dogs on the common parts (by the pool, on the grass etc) but there is absolutely nothing you can do with regards to people having dogs in their apartments and you cannot legally stop them having access.

well it's states no dogs in my contract and there is also a sign on the gate no dogs and a notice on the office window stating that you can be fined for walking dogs on site,we even witnessed a Russian lady letting her dog go in the pool.
C'mon I have nothing against dogs but would you let your children in that pool after seeing that ?

The signs mean nothing really - just internal regulations brought in by committee or management.
All management can do is give a fine and no way to enforce this unless you (as in owners) pay to go to court and then you may of course loose.
Not sure about contract as would be very unusual in your preliminary contract or notary deed or maintenance contract (which is nothing to do with our complex is run) for it to state you have the right not to have dogs on the complex. If you mean it is in the internal regulations vis the management then again these are just internal rules with no real legal standing.
I don't think its right that this lady lets her dogs in the pool. I take my dogs to our complex but they are only ever walked off the complex (and it is in a rural location) and the rest of the time are in my apartment, they hardly bark and are never taken to the pool areas, bar etc. In fact most other people never see them or even know we have dogs. Aside from which the pool contains all sorts of chemicals that are really bad for the dogs skin.

My wife and I were out in july,when i saw the security gaurd from the gate talking to someone with a dog while it was ,how do i say it without sounding disgusting ,having a crap ( sorry )and he never even batted an eye at him ,the guy picked it up in a bag ,but thats not the point, its the fact that there was young children running about the area ,and he never said anything ,I complained to someone in the office but they spoke very little english and I dont think they understood what I was talking about.
