Council Tax Urghhhhhhhhhh!

Can anyone give me a simple explanation as to why it seems we have to pay Fort Noks the Council Tax and not the local Town hall in New Nessebar?

I have spoken to many people who have purchased other apartments (not Fort Noks), and they all seem to pay directly to Nessebar Town Hall by way of a card that they got after completing. One couple told me that they had a 92sq. metre apartment and the council tax is just 84 Leva a year! Which makes Fort Noks a rip off!

As nobody told us or warned us about this charge and there is no mention of it in our preliminary contracts, I was under the impression that everything was included in the service and maintenance charges, how wrong I was!!! Think we all need to do something about this.

Dear TFIDave,

This matter was thoroughly explained several times on this forum and via e-mail to you personally. In case you have some new questions, please do not hesitate to contact a solicitor who will simply interpret the situation for you.

The apartments which are still not transferred to the buyers, are owned by Fort Noks. The municipal taxes of these properties are higher, as they are due to be paid by Fort Noks as a legal entity. As after issue of Act 15 you get the right to use the property, you obviously are obliged to pay your bills. When the ownership over the property is transferred to a physical person, the municipal taxes will become fairly lower.
In order to get right to use the apartment, the client has to pay his bills which are due to Fort Noks ltd.
