I can see from your post how exited you can get when somebody has a different view on what you have imagined and i presume you take it really personal when somebody like me (the typical bulgarian cheater that tries to rip off all the naive british investors in the area
) is offending owners with statements that sound really different than they have been told and started to believe. I don't want to be so rude, i really understand your point of view and apologize that i have insulted you or other owners. Owners have to protect their believes and especially when they have invested so much money in such a risky adventure like buying a property in Bulgaria. To be ownest, i envy you a bit because of your ambition and strong position, i wish i had the same hopes and optimistic view after so many years dealing with properties in the area of Sunny Beach. I believe you are just in the beginning of a long process and this is your first year of experience in Bulgaria and property investment. Hopefully you will have the luck of the newbeginner, really. Anyway, i will not try to change your mind and this way making you even more angry and offended, but as you have directed so heavy accusations against me and called me a liar just seeing one post, i feel like i have to spend more time here in the forum and defend my self by putting an accent on some important points which i want to be seen by all the forum members:
1. About the 5 euros per night- it is true that currently there is SC accommodation in Sunny beach for 5 euros per bed (not per apt). Many hotels first line also sell very cheap now due to the crisis. We have so many examples with some apartment owners which are ready to lower the rental rates to incredible levels just because they feel free to put any "working" rate on the market and are afraid from the crisis and competition. Just look in internet and see apartment prices right now - same type of apartment in same complex could be found from 30 to 90 euros per night.
2. The owners who have contracts with our company are the reason why we put so much efforts in finding tour operators and holiday makers for their apartments. (To BWFC) If i have to be honest, Nesebar Fort is not my favorite complex and i have not "targeted" it, actually our company operates in more than 63 holiday villages and apart-complexes, most of them are really attractive and full of facilities that Nessebar fort does not have. But it is my obligation after having so many Letting agreements with owners in NFC, to attract tour operators and include the complex in our rental program for 2009. And yes, i am sick a bit from hearing same question so many times after an owner contacts our staff - "what rental income you will guarantee me?", but this is my business and i have the responsibility to grant rentals, no matter if there are students, families or just tourists.
3. It is about just 30 students in 3 groups, actually they are schoolboys and kids from Russia, and i don't think they will damage the complex, ruin its reputation or make so big noise.
4. My company is doing business and rentals since 2005, and if you look carefully in forums, internet or ask some of our hundreds of clients, i doubt you will find any negative feedback about our work, we certainly have helped to hundreds of owners to generate rentals and make profit on a professional basis and we appreciate our clients requirements - we would NEVER rent an apartment on owner's behalf on a rate that the owner has not accepted (for. ex. 5 euros). PMGroup is not in Sunny Beach for just one season and we have strong positions and strong policy, which includes relations with our clients on a long term basis. I invite all owners (and especially Linda) who doubt this to visit our offices and just have a talk with our property management staff.
5. It is really easy to judge from such a big distance and put accusations in forums, but i don't think having rude attitude, showing optimistic behaviour and writing with big letters in internet will change the arising huge problem with missing interest from tour operators and holiday makers for Bulgaria. i am not an optimist, but not a pessimist either, and will welcome every owner who says: "it is time to face the truth, there are thousands of empty apartments in this area and low interest from tourists, let's do something together in this direction".
6. I do not force anybody to take our option, especially when he/she thinks it is against his rules or belief, or because he/she has a different opinion. Quite many companies like ours operate in FN complexes and every owner has the opportunity to choose a management company that suits him/her best. I have faced so many times the problem with the suspicion and mistrust in the beginning of our relation with foreign clients. it is a matter of long time before a british client starts trusting and rely on a bulgarian company, when there are so many cheaters out there and rumours are spreading through the owners about the "bulgarian way of doing business". Maybe that's the reason why so many British run companies are operating in our area, so, Linda Lyons, if you are not happy with our way of doing business, just turn to other companies like BiB services, Lion Maintenance, Phoenix UK, Fresh Accommodation, Sawone Services, they for sure will respond to your requirement of "British way of doing business" (and will write in better English than me
)
7. Unfortunately, Linda Lyons, it is not a marketing stunt, 23 enquiries so far, and we need just 4-5 apartments for our school program, which means we have to disappoint many owners. Thaks to all that wrote to us!
