maintenance fees

Hi all

In reference to the maintenance charge, can you tell me if the figure is based on the total Sq mtr of the apartment without common parts or with it included. My contract says total area 72.31 in which 62.97 is the genearl apartment & the rest is the shared parts. Which figures is one used for maintenance charge - thanks

Have these maintenance fees to be paid for apartments that have never been used? And also there is an insurance fee, has everybody got to pay that too?
