Hi all we're wondering when it comes to transferring the deeds to the apt do you have to be there yourself to sign or if you have given P.O.A. to a solicitor can he do it for you,we have a solicitor in Sofia and are wondering would he have to travel to NFC to sign,we paid him 850 euro when we bought the apt.but don;t know if this fee includes doing the transfer,can anyone be of help or how do ye intend doing the transfer,thanks Linda

Hi Linda,

We aren't sure yet if we will give POA to our solictor it mainly depends if we will be in bulgaria when the time comes.
But usually the solictor will second this work out to a local law firm if they distance is very far. This also happens in the UK where solictor transfers work to more appropriate law firms

Hi Hood,thanks for getting back on this one,i think the final instal. is next November but if we can do the deeds in the summer after that then we could go over and do if ourselves but someone said that the deeds were in bulgarian! so we could be signing anything!!Lynda

Linda,

If you are signing your deeds yourself, a member of FN staff takes you to the translators office who verbally translates the deeds to you. You then go to the Notary Office where the papers are signed. Sounds a bit of a drag, but doesn't take too long really and at least it's your signatures on the deeds!

We signed ours last summer after making our final payment on our apartment in Panorama. However, as we were only there for 1 week, the deeds were not ready for us to take away before coming home. Although you can get them sent to you (at a cost of approx 60 euros!), they can be kept safe by FN until you next visit.

From what I know, when you do get the deeds they will only be in Bulgarian. At least by going to through the process yourself, you'll know all is ok.

Hi Alison,thanks for that,it's great to hear from someone who went through the process and knows exactly what is entailed,delighted also to hear that the deeds can be translated so we know exactly what we are signing,as they say better to er on the side of caution!thanks again thats a great relief to know that,and also that we an get a copy from FN,good luch with your apt.Lyn

Hi Lyn,

You can also have the deeds translated into English, it cost us 40 Leva 2 years ago.

Hi Tom % Dot,can you get them translated while your there or have you to get them to send an english copy home,iknow that they verbally translate before you sign but i suppose if one is only there for a week they probley wouldn't do an english copy until one was well settled back!thanks Lyn

Hi Lyn,
Our experience was the same translator who helped with the translation at the signing also translated the deeds for us it took her three days and we got then back before we had to leave for home. The actual deeds we collected on our next visit,

ask - i dont plan on using a solicitor it will be next year when i sign so what u are saying is fortnoks take u down to bourgas to sign the notary what will i have to pay are there fees involved

Hi Cainy,
You don't need to go to Bourgas. We were taken to Golden Fort by FN - signed some papers (maintenance contract) there and made final payments. From memory, these consisted on Notary Fees (see your contract - on some FN split cost on others they don't), Bulstat registration fee and a fee for translator. FN then take you to an office block in Nessebar where you initially see the translator who tells you what the deeds say and then you see the Notary and sign the deeds. As previously said, our deeds were not ready to be picked up last year (think something to do with Bulstat registration), but we'll be picking them up next week when we are over there.
